BACKGROUND:

The R-3 Duplex Residential [Zoning] District, permits both single-family detached residential uses and duplex single-family attached residential uses “by-right”. There are large areas of the Town designated as R-3 Duplex Residential [Zoning] District. There may not be a single instance of existing duplex land uses within this District. The District is entirely, or at least predominately, developed in single-family detached residential uses. The Pullen property discussion has raised a concern that these single-family detached residential uses could be redeveloped into duplex uses. If this redevelopment potential is not something the Town supports, then a Zoning text and/or map amendment may be in order.
